Towne Center at Snellville
In February 2011, the City of Snellville hired engineering firm Clark, Patterson and Lee in conjunction with renowned urban planning firm Duany Plater-Zyberk & Company to begin the process of planning a new town center for the suburban community. A weekend-long design charrette was held to engage the community in the process. The plan that emerged from this visioning process provides a new town green and shopping district, bordered by neighborhoods that incorporate a variety of housing types. The plan takes into account the Continuous Flow Intersection that had previously been planned by the Georgia Department of Transportation. A key element of the new town design is a system of bridges and tunnels that create a more walkable city.
As of early 2011, new housing construction, much of it upscale, continues in Snellville and in areas of southern Gwinnett County carrying a Snellville address. This is the only area of metro Atlanta where this is occurring on such a large scale, despite the recession. The award-winning and upscale Governor's Walk neighborhood in Snellville went on to be completed after the recession was well under way. Though many of the spec homes in Governor's Walk went into repossession during the recession, all were bought and completed, or were in the process of being completed, as of January 2011. Lake Norris had new upscale construction going on as of January 2011 with two new homes under construction and several major remodelings in progress. There was abundant new construction occurring along Centerville Highway as well, as of January 2011. On Norris Lake Way, a collection of homes in the million dollar range continued to sell as of 2011, making it one of the few areas of the metro where upscale new construction was still selling well.
Unexpected events can happen to everyone and Unwanted water in the house or business is one of them. We are water removal and cleanup specialists and we are ready to serve you 24/7 when flooding or water leaks cause damage in your Snellville home.

Call FloodExpress: (770) 415-0003. Why is Water damage can be deceptive. Water penetrates into structural cavities creating trapped pockets of saturation. The detection of water in these areas can often only be discovered with sophisticated moisture detection meters. Undetected moisture will continue to cause damage. This damage, at a minimum, will cause odors. Greater damage will surface when materials delaminate, shrink, split and further deteriorate to where costly repairs are required. Also humidity levels can also increase concentrations of some pollutants which can cause indoor air quality problems in homes.
More than just removing excess water, FloodExpress-certified restorers have the knowledge and equipment to further dry a home or facility (including substructure materials) completely back to pre-loss conditions. Through timely response and the careful monitoring of water damage, mold and other health issues can be prevented.
Professional restoration technicians understand the need for quick response. Immediate remediation is key to controlling any escalating costs. The longer the remediation is delayed, the higher the cost of restoration.

Winter is here and with it come a lot of potential hazards for homeowners and renters alike. Broken pipes, floods and potentially thousands of dollars of water damage. But some companies want to save you that money with a simple gadget: the flood sensor. Flood sensors come in all varieties, but they pretty much all work using the same mechanism: when water touches two exposed metal probes, the device senses increased conductivity between those probes and sets off an alarm. It's a simple idea that can potentially save you thousands of dollars. When it comes to leaks in a structure, whether that structure is an office or a home , timeliness is of the utmost importance in minimizing the cost of a leak. Leaks not only add to the cost of a utility bill, the damage caused by water intrusion into the structure can require thousands of dollars of remediation . FloodExpress use advanced water damage inspection and extraction equipment to help them find the moisture and to remove it as quickly as possible.

Sewage is the term used for wastewater that often contains faeces, urine and laundry waste. In developed countries, sewage often causes problems when people flush chemical and pharmaceutical substances down the toilet. When people are ill, sewage often carries harmful viruses and bacteria into the environment causing health problems.
In case of sewage backup in your house, toilet overflow in your basement or any type of sewage water on your floor, we strongly advise our customers to stay out until we come. And why? Because sewage is harmful; Sewage contains a host of toxic chemicals that can kill fish and threaten human health. Sewer lines can leak and send waste into your crawlspace, or they can back up sending human waste and feces throughout your bathrooms and into your hallways.

WHAT TO DO DURING FREEZING TEMPERATURES IN SOUTHERN CLIMATES
Water damage from frozen pipes that burst can be a major problem for homeowners in southern states, maybe even a big- ger problem than in the colder north.
Home builders in the south often do not consider the threat of freezing weather and thus place water pipes in vulnerable locations. In addition, houses built on slab foundations, common in the south, frequently have water pipes running through the attic, an especially vulnerable location. In the north, by contrast, home builders know freezing is a threat, and they usual- ly do not place water pipes in unheated portions of a building or outside of insulated areas.
Southern homeowners should be aware that pipes in attics, crawl spaces and outside walls are all subject to freezing and bursting. If these pipes don’t have insulation or heat to protect them, a strong overnight freeze can cause trouble.
Homeowners in the south need to be alert to the damages of freezing and bursting water pipes when the outdoor tempera- ture threatens to drop to 20 degrees F. Although 20 degrees F is well below the freezing temperature of water, two factors make this the critical outdoor temperature:
The temperature of an unheated portion of a house is almost always at least a few degrees above the outdoor temperature. For example, an insulated attic may be at 37 degrees or 38 degrees F when the outdoor temperature is 32 degrees F.
Water “supercools” several degrees below freezing before any ice begins to form.
In research tests at the University of Illinois, water pipes placed in an unheated, insulated attic consistently started forming ice when the outdoor temperature dipped just below 20 degees F.
The 20 degrees F threshold is primarily for homes in the south and other areas where freezing may occur only once or twice a season.
These suggestions for homeowners in southern states will help them prevent freezing pipe damage:
Pipes in attics and crawl spaces should be protected with insulation or heat. Pipe insulation is available in berglass or foam sleeves. Home centers and hardware stores have sleeves providing 1/8 to 5/8 inches of insulation; specialty dealers have products that provide up to 2 inches of insulation. (Check the Yellow Pages under “Insulation” or “Plumb- ing Supplies” for sources.)
Heating cables and tapes are e ective in freeze protection. Select a heating cable with the UL label and a built-in thermostat that turns the heat on when needed (without a thermostat, the cable has to be plugged in each time and might be forgotten). Follow the manufacturer’s instructions closely.
Doors on cabinets under kitchen and bathroom sinks should be left open during cold spells to allow the warmer air of the room to circulate around the pipes.
Exterior pipes should be drained or enclosed in 2-inch berglass insulation sleeves.
Pipes leading to the exterior should be shut o and drained at the start of the winter. If these exterior faucets do not have a shut-o valve inside the house, have one installed by a plumber.
Hoses should be removed and stored inside during the winter.
Let faucets drip slowly to keep water owing through pipes that are vulnerable to freezing. Ice might still form in the pipes, but an open faucet allows water to escape before the pressure builds to where a pipe can burst. If the dripping stops, it may mean that ice is blocking the pipe; keep the faucet open, since the pipe still needs pressure relief.
